SUMMARY

Supports the Facilities Manager in leading a team of Maintenance Technician staff, delivering services to building occupiers at all Red Rock office sites. Oversees and performs the general upkeep at all Red Rock properties to a level that is compliant with contractual agreements and fire safety parameters. Coordinates and completes general and preventative maintenance and repair work to the physical plant, grounds, equipment, and vehicles at all Red Rock locations. Seeks awareness of the requirements and identifies maintenance issues. Either repairs the items or consults with supervising staff to call in an outside vendor or contractor. As for the maintenance of owned or rented properties, it is imperative that maintenance issues be repaired in a timely manner. It is critical to consumer safety as well as the corporate reputation.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Work hours M-F 8-5, occasional nights, weekends, and on-call hours
  • Maintains clean, safe, and orderly work areas
  • Utilizes Red Rock’s work order system to track maintenance requests
  • Supports all the Maintenance Technicians with the completion of maintenance requests
  • Understands how all facility equipment functions to ensure safety compliance
  • Demonstrates planning and problem-solving skills
  • Manages emergency/crisis situations
  • Operates computer programs and operate common office equipment; and work independently with minimum direction while also working as part of a team and collaborating with others
  • Works with Facilities Manager for approval of maintenance needs or requests
  • Ensures adequate records with regards to incidents, near misses and accidents are reported to the Safety Department
  • Visually identifies maintenance needs at all properties and repairs items as skill and tools allow, in a timely fashion
  • Submits emailed requests to Facilities Manager for consultation and approval if repairs are necessary for an outside contractor
  • Oversees independent contractors performing construction, maintenance, housekeeping, and security services
  • Oversees and inspects the work of contractors and/or vendors performing specialized maintenance or construction services. However, will remain independent of vendors, sub-contractors, contractors and will not allow attempts towards favoritism or influencing
  • Coordinates, performs or assist in repairs involving basic electrical, mechanical, and plumbing, occasionally carpentry, painting, power washing and janitorial services. Replaces door hardware, locks, and keeps office keys organized in a locked cabinet
  • Assesses the condition of lawns and landscaping, fences, and when necessary, work with contractor to adjust irrigation schedules to protect plant material from loss
  • Verifies the operational state of all HVAC equipment. Make sure there are no safety concerns and fix them promptly
  • Performs emergency and general janitorial/housekeeping duties on an as-needed basis during daytime hours
  • Prepares properties for facility inspections and coordinates with the Facilities Manager to meet deadlines. Maintains properties in compliance with applicable fire and safety requirements
  • Facility Inspections:
    • Performs quarterly facility inspections per Red Rock policy and utilizing Red Rock forms
    • In a timely manner, provide the facility inspection forms to the Facilities Administrative Assistant and coordinate with said staff to meet requirements and requests
    • Schedules annual fire marshal inspections and obtains approvals and submits forms to the Facilities Administrative Assistant
    • Schedules and oversees the annual fire suppression system inspections and ensures all remain green tagged and in safe and approved condition, and in working order
    • Manages fire extinguisher green tag renewals in a timely manner at all locations
    • Manages HVAC controls for all Red Rock buildings to meet staff needs
  • Alarm Systems: 
    • After hours, serves as on-call first responder to receive and respond to emergency security alarm telephone calls from security company – determines when to dispatch police
    • Maintains users’ codes for alarms
    • Tracks down false alarms and causes and advises Facilities Manager
  • Access Control Systems:
    • Maintains users access control cards (add/remove configure settings for sites and access levels) – working with Facilities Manager to facilitate
    • Tracks down and repairs or has vendor reset faulted equipment or programming changes
  • Power Issues:
    • Notify Facilities Manager of any/all emergencies or power loss issues
  • Performs various support duties. These responsibilities are to include but are not limited to assisting members with office moves, greeting, and overseeing the work of contractors/vendors performing specialized services. Ensures that contractors complete their jobs as contracted with quality materials and workmanship. Also, assures contractor invoices comply with work performed
  • Lead, motivate and develop Facilities personnel to improve their skill levels and abilities allowing them to add continual value to the organization
  • Attends all scheduled, necessary staff meetings, workshops, and agency policies & procedures; participates in on-going in-service training
  • Travel to other Red Rock office locations
  • Ability to push, pull and/or lift to 70 lbs
  • Performs other duties as assigned

QUALIFICATIONS

  • HS diploma or equivalent
  • At least three years of relevant lead experience
  • Basic HVAC, plumbing, electrical and mechanical skills preferred
  • Good computer skills with ability to research internet for replacement parts if needed
  • A general knowledge of TRANE software controls is a plus
  • Excellent verbal and written communication
  • Excellent people skills to supervise personnel and interact with other departments at all organizational levels
  • General skills in exercising independent judgment, tact, patience, and understanding; maintaining effective working relationships with all staff members and the community we serve
  • Must be an initiative-taker, flexible, and deadline focused
  • Good analytical skills, organizational ability and diligence are imperative
  • A valid Oklahoma driver’s license, personal auto insurance, clean motor vehicle record

WORKING CONDITIONS

  • Depending on the facility, duties may be performed either indoors or outdoors, which may include working in extreme weather conditions
  • The work schedule can be varied to include early mornings, evenings, weekends, and possibly holidays
  • Physical exertion includes frequent walking, bending, and the ability to lift and carry up to 50 pounds unassisted, pushing, pulling and kneeling
  • The flow of work and character of duties involve normal mental and visual attention much or all the time
  • Ability to work and maintain focus in a work environment with moderate noise (i.e., working around others making periodic phone calls or having conversations) and with frequent interruptions
  • Occasional focus on a computer screen. Manual dexterity and coordination may be required
