Investment Analyst – Real Estate

 

The Alaska Permanent Fund Corporation (“APFC”) manages the $80 billion Alaska Permanent Fund, a sovereign endowment established in 1976 to provide for all current and future generations of Alaskans. We are growing and plan to add several experienced and talented investors to our investment team.  Below you will find the basic responsibilities and qualifications for the position and an overview of the Real Estate asset class.

 

The Investment Analyst reports to the Director of Real Estate and shares responsibility for identifying, analyzing, selecting, monitoring and managing fund investments, co-investments, and direct acquisitions. By combining best-in-class manager selection with the ability to strategically deploy capital directly into attractive opportunities, the Real Estate team seeks to deliver accretive, risk-adjusted returns over the long term.

 

Key Responsibilities

 

  • Build and maintain quantitative models to assess potential investments, analyze investment themes and distill insights for portfolio optimization
  • Prepare financial models in Argus and Excel to underwrite potential investment opportunities
  • Analyze, manage, and monitor APFC’s existing portfolio and complete market and economic research, as necessary, distilling complex data into insights
  • Maintain internal performance models and track portfolio results against established benchmarks and annual operating and capital budgets
  • Collaborate with various assets classes and departments across the broader fund, encouraging the exchange of ideas and information
  • Prepare quarterly board meeting executive level materials and assist with accounting and finance functions as needed
  • Support various ad-hoc projects and Real Estate team initiatives with a commitment to preserving and enhancing long term value
  • Synthesize results of screening and due diligence into investment memos and assist in the presentation of findings to senior team members and/or the Investment Committee

Required Qualifications

 

APFC seeks to hire individuals who are highly motivated, have demonstrated excellence in prior endeavors, and have the following qualifications:

  • A bachelor’s degree and directly relevant professional experience including direct involvement in underwriting and analyzing institutional real estate investments
  • Robust knowledge of the real estate industry, market participants, investment structures and current trends
  • Ability to manage multiple tasks simultaneously and meet tight deadlines
  • Strong analytical skills, including high proficiency in Excel (ability to build and evaluate complex financial models)
  • Excellent verbal and written communication skills, including proficiency in Word and PowerPoint
  • Effective presentation and advanced critical thinking skills
  • Ability to physically work at either our headquarters located in Juneau, Alaska or our office located in Anchorage, Alaska

 

Preferred Qualifications

 

  • Advanced degree
  • Superior attention to detail and excellent technical writing, presentation, and critical thinking skills
  • Recent graduate to 5 years of experience including direct involvement in underwriting and analyzing institutional real estate investments
  • Strong analytical and quantitative skills with a keen understanding of financial concepts (NPV, IRR, lease comparison, ROI, DCF modeling, financial statements, budgeting, etc.)
  • Advanced knowledge of Argus, CoStar, Green Street, Yardi, or similar software
  • Familiarity with real estate law concepts, including purchase and sale contracts, leases, mortgages, appraisals, development contracts, and joint venture agreements

 

Investment Strategies

 

Real Estate is a critical component of APFC’s institutional investment platform, with a portfolio invested primarily in direct ownership of residential, retail, industrial, and office buildings in the U.S. and abroad. The real estate investment strategy targets a mix of investment styles, ownership structures, property life cycles, and property types to achieve diversification and return objectives.

 

The team looks for opportunities to control decision-making from acquisition to final exit, including the execution of portfolio management decisions through the hiring of all key onsite teams and external advisors to improve operational effectiveness and value enhancement.

 

The objective of the real estate portfolio is to generate steady cash flow, achieve inflation and risk-adjusted returns for the Fund throughout various market cycles. The APFC maintains a long-term investment horizon and is a conservative institutional real estate portfolio consistent with the Fund’s statutory authority.

This position will report to the Director of Real Estate Investments and is responsible for analyzing, monitoring, and assisting in ongoing Portfolio Management and Investment Analysis.
