The Opportunity

 We have an exciting opportunity for a skilled Property Manager with 3-5 years experience to join our management team. Our portfolio is comprised of a wide range of properties including rental apartments, office, industrial and retail all located within Greater Vancouver. You will be responsible for overseeing the day-to-day operations and administration of a designated portfolio. We’re looking for a team player with strong attention to detail and strong initiative to get things done while staying in close contact with the caretakers and tenants.

The Property Manager will report directly to the Director of Property Management & Leasing. Candidates with prior experience in both residential and commercial property management are preferred.

 

Responsibilities

  • Coordinate repairs and maintenance
  • Negotiate trade and supplier contracts
  • Maintain tenant relations through personal contact
  • Conduct weekly inspections and meetings with caretakers/site staff
  • Process and administer paperwork such as PO’s, invoices, tenancy agreements, leases, parking agreements
  • Monitor and control operating expenses vs budget
  • Liaise with accounting staff to ensure accurate financial reporting
  • Prepare annual operating budgets and quarterly management reports
  • Assist with year-end CAM/Tax reconciliation and invoicing
  • Prepare annual capital expenditure budget for major repairs and replacement
  • Resolve unpaid rent and AR collection
  • Conduct showings with leasing brokers and prospective tenants
  • Assist with lease negotiations, lease renewals, amendments and assignments
  • Coordinate and oversee landlord’s work and tenant improvement work
  • Tender, negotiate and administer all contracts
  • Review annual tax assessment notices and property tax billings

 

Qualifications

  • Minimum 3–5 years property management experience with residential and/or commercial properties is essential
  • Working knowledge of MRI or Yardi software is an asset
  • Experience managing renovations or tenant improvements is beneficial
  • Able to work independently and within a team environment
  • Ability to thrive in a fast-paced environment.
  • Ability to communicate effectively and professionally, both oral and written
  • Familiar with Residential Tenancy Act and RTB process
  • Well organized with excellent time management skills
  • Have valid driver’s license and own vehicle
