Job Description

This position will be responsible for accounting, investor reporting, and assisting with financial reporting of Ares Industrial Real Estate Fund (“AIREF”) and its real estate development joint venture, Build-To-Core Industrial Partnership III (“BTC III”). The AIREF platform is a leading open-end perpetual life industrial real estate Fund.  AIREF has raised $3.0 billion since its inception and serves over 40 institutional investors.

Primary functions and essential responsibilities

Essential duties include, but are not limited to, the following:

Fund Corporate Accounting:

Assist with preparation of US GAAP financial statements and quarterly / annual reporting. 

  • Maintain the accounting books and records of the several U.S. private Real Estate Funds, including monthly loan accruals and debt accounting, consolidation and elimination review, and general corporate closing entries.
  • Assist with investor income allocations, fees, and preparation of Net Asset Value (NAV).
  • Assist with Fund G&A budgeting and reporting.
  • Manage communications between related internal departments and external investors as needed.
  • Prepare corresponding monthly supporting schedules and analysis and reconciliations of account activity.
  • Maintain full financial statements for taxable entities, including specific tax provision accounting entries.

Yardi Investment Management (Yardi IM) and Yardi Investor Portal (Yardi IP):

  • Help manage all aspects of Yardi IM and Yardi IP ensuring that information is accurate and accessible.
  • Ensure all investor agreements and other documents agree to inputs withing our Yardi platform promptly.
  • Post investor reporting documents to Yardi IP, such as tax documents, capital call/distribution notices, capital account statements, investor-specific reporting requests, and financial statements.
  • Ensure that Yardi IP user interface is professional in appearance and functioning properly.

Financial and Investor Reporting:

  • Compiling annual and quarterly schedules for financial statements, compliance with and documentation of relevant internal controls.
  • Assist in compiling documentation in response to audit requests.
  • Maintain records and support for tax REIT test and preparation of tax returns.
  • Preparation of specific recurring investor reporting packages and distribute them to investors in specified formats.
  • Respond to investor requests and due diligence items, including summarizing historical fund and firm operating data.

Qualifications:

Education: Bachelor’s Degree in Accounting or Finance demonstrating a strong academic record.

Experience Required:  

  • Minimum of three years of relevant experience in a high-volume environment preferred.
  • An aptitude for Microsoft Office applications, including strong Excel skills required.
  • Knowledge of accounting to record accounting entries, analyze and interpret information, and make deductions from varying facts and circumstances required.
  • Experience with real estate accounting and/or public accounting preferred.
  • CPA a plus.

Compensation

The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.

$90,000 - $105,000
