POSITION PURPOSE:

Coordinates work orders and scheduling of contracted work related to general construction and trade specific work related to building repairs. Responsible for inspecting work for compliance. Compiles contract packages and processes invoices.

 

MINIMUM QUALIFICATIONS:

KNOWLEDGE, SKILLS, AND ABILITIES

  • Considerable knowledge of maintenance and general construction;
  • Considerable knowledge of Microsoft Office, specifically, Word, Excel, and; Google Apps;
  • Ability to read architectural blueprints and drawings;
  • Ability to communicate clearly and concisely both in oral and written form using a variety of communication techniques and tools to ensure the appropriate flow of information, collaborative efforts, and feedback;
  • Ability to meet deadlines;
  • Ability to complete tasks and minimize errors with attention to detail;
  • Ability to establish and maintain effective working relationships with school system staff, contractors, external agencies, vendors, and the community.

EDUCATION, TRAINING, AND EXPERIENCE

  • High School diploma or GED equivalency;
  • Five years of experience in maintenance, construction, or related field;
  • Working knowledge of computerized maintenance management system.

 

An equivalent combination of education and relevant experience sufficient to successfully perform the essential duties of the job.

 

CERTIFICATION AND LICENSE REQUIREMENTS

  • Must hold and maintain a valid motor vehicle operator’s license according to the State of NC requirements;
  • Within twelve months of employment complete safety training according to OSHA standards.

 

PREFERRED QUALIFICATIONS:

  • Working knowledge of maintenance and general construction;
  • Two-year technical or management degree in related field preferred.

 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Manages and coordinates general construction and trade specific work by reviewing work orders, cost estimates, scheduling work, reviewing/processing invoices.
  2. Manages and initiates contracts for general construction repair work.
  3. Provides expertise on supporting operations by analyzing general construction repair needs and identifying solutions.
  4. Collaborates with contractors and vendors on a regular basis to ensure repairs are completed as specified while also adhering to Wake County Public School System’s policies and state/federal laws and regulations; inspects projects to ensure compliance as required by design guidelines, contract documents, codes, and regulations.
  5. Maintains and updates documents on all work.
  6. Provides analysis and recommendations to Director on resource allocation, work execution, and process improvements relating to Maintenance and Operations processes, resources, and mission requirements.
  7. Performs other related duties as assigned.

 

WORKING CONDITIONS:

PHYSICAL ENVIRONMENT

Must be able to use a variety of office equipment such as computers, scanners, and copiers. Must be able to communicate effectively. At times requires the ability to lift, carry, push, pull or otherwise move objects up to fifty pounds. Requires bending, stooping, lifting, carrying, standing, walking, climbing stairs and ladders. The work frequently requires driving automotive equipment. Due to the amount of time spent standing and/or walking, physical requirements are consistent with those for heavy level work.

WORK ENVIRONMENT

Must be able to work in an office and outdoor environment and come into direct contact with school system staff, contractors, external agencies, vendors, and the community.
